Number 3, Côtes-des-neiges/Notre-dame-de-grâce
Single family home 222 sales, with a median price of 785k – Condominium 611 sales, with a median price of 337,500k – Plex (2 to 5 dwellings) 200 sales, with a median price of 627,500k
As we can see from these statistics, condominiums are the most sold properties in the three neighborhoods and even on the island of Montreal. It is certain that the product and the inventory is the highest, which explains the number of sales being so impressive.
If you are interested in buying a condo, I suggest you buy in the South West. Why? Because it is the first door to the city center, it is one of the sectors that has seen the fastest growth, it sells more condos than the other two sectors so in the future, it is easy to imagine that your property will sell more easily. What makes the sector so in demand is the proximity of shops and subways, but also the city center.
If you are looking to buy a Plex in one of the three neighborhoods, I recommend the South West or Verdun. Two super neighborhoods that are growing. Verdun is an ideal place and sought after by many students and young couples, because it is close to the city center, the metro and contains a nice variety of buildings. The sale of the Plex in Verdun is about the same as that of the Plateau however, the median prices are drastically lower than those of the Plateau by a little more than 300k.
